What it does
From the money coming in to the acta that closes the year, and from the generator to the supplier contract.
Compliance
Compliance is not a module you switch on. It is the shape of the product: the deadlines, the quorums and the documents are what the system knows how to do, not a checklist somebody has to remember.
The system treats it as one. A published acta cannot be edited — it is corrected by a correction acta, and the chain stays visible. That is the difference between a document and evidence.
Every movement is sealed against the one before it. A condómino can verify the whole chain from their own app without asking anyone. If a figure had been altered, verification would fail — and name the row.
INSS and IRT on staff salaries follow the rates in force, with the history kept. When the law changes, one table row changes and prior months stay correct.
A fiscal year only closes with an annual package approved by a published acta. That is not a nudge from the system — it is the condition for closing.

We give you the bank details and the reference for your registration. Attach the proof at the end of the form.
Once the payment is confirmed you get the invitation by email. From there you create the condominiums and load the fracções — or send us your files and we do the import with you.
Questions
No. A condómino or síndico can buy Strata to manage the building they live in — the Síndico plan exists for exactly that. Company name is optional on the form: leave it blank and the account is in your name. If you incorporate later, the account is renamed without losing anything.
You do. Once payment is confirmed you sign in to the admin app and create each condomínio, its fracções and their permilagens. If you have the data in files we help with the import — quota history, opening balances and the fracção register included.
A notice appears in the admin app. After the grace period the admin app goes read-only — it stops issuing new charges. The porteiro app and the resident app keep working: nobody is locked out of their building or their own accounts over a late invoice.
Through the app itself. You transfer and submit the proof; we validate it. No direct debit and no card.
Yes, whenever you like. An annual commitment, if you have one, follows you — changing plan never costs you the discount.
It is. You can export everything — accounts, actas, records and the annual package — as PDF, Excel or data files, at any time and at no cost.
The porteiro app does: it records visitors, deliveries and incidents offline and syncs afterwards. The others need a connection.
