What Strata is, without the jargon.
Strata is condominium management software: a program you open on a phone or a computer, the way you open your e-mail. Nothing to install, no server to keep running. The administrator signs in on one side and posts the accounts; the owner signs in on the other and sees their own. The same information, looked at from two places.
What it does, concretely
Works out what each unit owes every month, from the ownership share written in the constitutive deed.
Takes the payment proof an owner sends from their phone and attaches it to the right fee.
Imports the bank statement and settles the fees whose transfer has already landed.
Keeps every expense with its document attached, so an owner can see where the money went.
Convenes the assembly within the legal notice period, counts the quorum by ownership share and produces the minutes.
Closes the year with the full package: balance sheet, accounts report, supervisory board opinion, budget and plan.
Runs the building payroll with INSS and IRT on the rates in force.
Carries an unpaid unit as far as it has to go: notice, formal demand, and the enforceable title dossier.
What it is not
It is not a bank. The money still goes into the condominium’s own bank account; Strata records who paid, it never receives or moves anything.
It is not a spreadsheet with a password. Nobody maintains formulas, and an entry does not disappear without a trace of who voided it.
It is not a chat group. What is written here carries a date, an author and an amount — and stands as evidence.
It does not replace the administrator. It does the repeated work and keeps the paperwork; the decisions stay with whoever has to make them.
It does not make you buy equipment, with one exception: if you want the concierge application, the condominium has to give the concierge a phone.

Compliance is not a module you switch on. It is the shape of the product: the deadlines, the quorums and the documents are what the system knows how to do, not a checklist somebody has to remember.
Minutes is an executive title
The system treats it as one. A published minutes cannot be edited — it is corrected by a corrected minutes, and the chain stays visible. That is the difference between a document and evidence.
The record is chained and checkable
Every movement is sealed against the one before it. An owner can verify the whole chain from their own app without asking anyone. If a figure had been altered, verification would fail — and name the row.
Withholdings calculated, not estimated
INSS and IRT on staff salaries follow the rates in force, with the history kept. When the law changes, one table row changes and prior months stay correct.
The year closes properly
A fiscal year only closes with an annual package approved by a published minutes. That is not a nudge from the system — it is the condition for closing.

The condominium has to give the concierge a phone.
The application runs in the phone’s browser, like any website. The device is a work tool, the same as the register and the torch: the condominium supplies it, rather than the concierge using their own.
Any Android phone or iPhone with a camera and an internet connection will do. The camera is for reading the visitor QR.
One device per gate is enough: it stays at the desk and passes from shift to shift, and each concierge signs in with their own account.
Nothing is installed from an app store. You open the address and, if you want, keep it on the home screen as an icon.
It keeps recording entries, parcels and incidents with no signal, and syncs when the connection returns.
A fixed monthly price for each condominium where it is switched on, whatever the number of units — it is one gate, not a whole building. A building with no gate pays nothing for one.
Two accesses per condominium are included, which cover a gate running two shifts. A building running three pays 5.000 Kz for each further access.

We give you the bank details and the reference for your registration. Attach the proof at the end of the form.

We confirm and access opens
We confirm the proof within 1 working day and you get the invitation by email. From there you create the condominiums and load the units — or send us your files and we do the import with you.
Questions
What people ask before deciding.
Do I need a company to use Strata?
No. An owner or building manager can buy Strata to manage the building they live in — the Self-managed plan exists for exactly that. Company name is optional on the form: leave it blank and the account is in your name. If you incorporate later, the account is renamed without losing anything.
Who creates the condominiums and loads the data?
You do. Once payment is confirmed you sign in to the admin app and create each condominium, its units and their ownership shares. If you have the data in files we help with the import — fee history, opening balances and the unit register included.
What if one month I cannot pay on time?
We warn you beforehand, more than once, and there is a grace period after the due date. Past it the whole account closes — admin, residents and gate alike — and only what resolves it stays open: signing in, reading the invoice, transferring and talking to us. Nothing is deleted and nothing is lost; the moment we confirm the payment everything comes back, in the same instant.
Does the concierge need a phone?
They do, and the condominium provides it. The gate application runs in the browser of any Android phone or iPhone with a camera — the camera is for reading the visitor QR. One device per gate is enough: it stays at the desk, passes from shift to shift, and each concierge signs in with their own account. Nothing is installed from an app store, and it keeps recording when the network is down.
How do I pay each month?
Through the app itself. You transfer and submit the proof; we validate it. No direct debit and no card.
Can I change plan?
Yes, whenever you like. An annual commitment, if you have one, follows you — changing plan never costs you the discount.
Is the data mine?
It is. You can export everything — accounts, minutes, records and the annual package — as PDF, Excel or data files, at any time and at no cost.
Does it work when the network is down?
The concierge app does: it records visitors, deliveries and incidents offline and syncs afterwards. The others need a connection.
Can I try it before paying?
You can, on the Síndico plan. Submit the sign-up request and transfer nothing: we open the account for 45 days, fully working, with no invoice raised. If you decide not to carry on you owe nothing and there is nothing to cancel. To carry on, transfer the first cycle before the 45 days are up — we warn you in the last few days. The larger plans have no trial; there, access opens when we confirm the payment.
